If you’re one of the thousands of Indian families living in Abu Dhabi, you can finally breathe a little easier when your rental renewal comes up. In a landmark decision that brings immediate financial relief, Abu Dhabi has officially frozen rent increases across residential, commercial, and industrial properties until further notice.
This means landlords can no longer raise rents for existing tenants, nor can they charge higher rates to new tenants moving into previously rented properties. For the Indian expat community—one of the largest overseas communities in the UAE—this is nothing short of a game-changer.
What Exactly Has Changed?
The Abu Dhabi Real Estate Centre (ADREC), the emirate’s real estate regulator, announced the move effective immediately. Under the new rules:
- All tenancy contract renewals will be processed with a 0% rent increase.
- Even when a property changes hands, the new tenant must be offered the same rental value as the previous contract.
This temporarily overrides Abu Dhabi’s existing rental framework, which previously allowed landlords to increase rents by up to 5% per year after providing advance notice.
Why This Matters for Indian Expats
Rent is often the single biggest monthly expense for expatriate families in the UAE. With global inflation and regional uncertainties putting pressure on household budgets, this rent freeze offers financial certainty when it’s needed most.
- Families renewing leases will avoid those dreaded annual hikes.
- Small business owners running offices, shops, or warehouses can now plan their expenses with greater confidence.
Industry experts believe this could also cool rental inflation and reduce friction between landlords and tenants. Pyush Lohia, Managing Director of Lohia Worldspace, called it “a significant step towards market stability,” adding that it protects household budgets, reduces relocation pressures, and strengthens Abu Dhabi’s appeal for global talent.
A Wider Support Push Amid Regional Tensions
The rent freeze isn’t happening in isolation. It’s part of a series of support measures introduced since regional tensions escalated earlier this year. Authorities have already stepped in to assist travelers affected by flight disruptions, with hotels accommodating stranded visitors and the government covering extra stay costs.
While officials haven’t said how long the rent freeze will last, for now, tenants across Abu Dhabi can rest assured: your rent is staying exactly where it is.
